Shannon L. Costello's primary area of practice is commercial and industrial real estate. She represents clients with the purchase, sale and financing of commercial real estate. She assists buyers and sellers with pre-purchase issue identification, purchase and financing options, due diligence, and negotiations as needed. Her work in the due diligence phase often includes title and survey analysis, environmental impact assessments, and resolution of zoning and other issues as well as helping to resolve financing requirements posed by the lender.
In addition, Shannon has significant experience in negotiating and drafting leases for industrial, office and retail space, including medical office space, ground leases, easements, license agreements, and a variety of special contracts relating to public sector clients.
Shannon was named an Ohio Rising Star by Law & Politics magazine and featured in the August 2005 issues of Cincinnati Magazine and Ohio Super Lawyers - Rising Star Edition. Ohio Rising Stars are nominated by Law & Politics' Ohio Super Lawyers as up-and-coming attorneys who are age 40 or younger or have been in practice no more than ten years. Only 2.5 percent of Ohio lawyers received this honor. Additionally, Shannon was selected for inclusion in The Best Lawyers in America® in the fields of Real Estate Law and Litigation-Real Estate (2010-2014). She also received special recognition as "Dayton Best Lawyers Real Estate Law Lawyer of the Year for 2012." Only one lawyer in each specialty is selected in each community to receive the Best Lawyers® "Lawyer of the Year" honor.
